RATHGAR
Accommodation is on ground and first floors. South-facing windows look over the estuary below ensuring both lovely views and plenty of natural light.
Kitchen/dining room
The kitchen / dining room measures 19'x11' approx. It includes a bespoke kitchen, with electric cooker, microwave, fridge with freezer compartment, dishwasher, washing machine, and larder, as well as extendable dining table which seats 8+ (new table not shown in pictures).
Sitting room and reading room
The large (25’x12' approx) sitting room has an open fireplace, comfortable seating and Smart TV. The connected reading room has comfy sofas beside south-facing French windows leading out onto the deck, and affords lovely views over the valley.
Sun porch
There is a small sun porch beside the front door, with views over the valley below. This is an ideal place for a quiet breakfast on cooler spring and summer mornings.
Main Bedroom
Upstairs, the main bedroom has a king sized double bed, single sofa-bed and washbasin, with two chests of drawers and a hanging cupboard. Windows face south and west.
Bedroom 2
Bedroom 2 has both a double and a sturdy 3' x 6'6'' bunk bed ideal for children, with a curtain to divide the two if required. Chest of drawers. Windows face south and east.
Bathroom
The bathroom, with east-facing window, provides a washstand, bath and separate shower unit.
Bedroom 3 - The "Castle"
Named after our long-serving builder, the "Castle" is set apart (c.10 meters) from the main house, comprising double bedroom (king sized bed) with ensuite shower room (shower, loo, baisin and tumble dryer), providing ideal accommodation for visiting friends or family.
Other facilities
A separate W.C. and airing cupboard are also upstairs. An immersion heater in the airing cupboard heats water.
The kitchen, sitting room and hall all have night storage heaters, making the cottage suitable for out-of-season holidays too.
A telephone is available, but visitors are asked please to leave money for any calls made. Broadband is available free of charge, subject to reasonable usage. Utility costs are included in the rent.
Outside
There is a decked area outside the house, overlooking the Creek, with outdoor furniture. BBQ.
A private path leads from the house down steps through the orchard and shrubbery to the lane by the village green.
Please note that while the house benefits from flat lawns around the house, some parts of the garden areas are steep and sloping in places and care should be taken. As a consequence, we regret the property is not suitable for children under the age of 7.
